SUMMARY:
Construction Assistant Project Managers (“APM”) is considered an entry level Project Manager position. APMs are accountable for multiple projects, from start to closeout; and has primary responsibility and accountability for financial, schedule, quality, and safety objectives for the projects under their supervision. Primary responsibilities include contract administration, scheduling, planning, cost control, and coordination with jobsite supervision to ensure that projects are constructed safely in accordance with design, budget, and schedule. Coordinates with Superintendents regarding schedule, labor, equipment, subcontractors, material suppliers, and constructions means & methods to achieve efficiency and cost effectiveness. The Assistant Project Manager is also responsible for building effective relationships and problem solving with the project team members, general contractors, subcontractors, and vendors. This position is field based. Successful candidates must display exceptional written and oral communication skill. Additionally, qualified candidates will need a high level of analytical ability for project efficiency.
The incumbent must have the ability to work different shifts and long hours (8-12 hours), when necessary. Weekend work and extra hours occur according to production.
DUTIES AND RESPONSIBILITIES:
- Ensure that the project is performed safely while meeting the budget, schedule, quality standards, and design specifications.
- Perform all roles & responsibilities of a Project Engineer, as the Assistant Project Manager, or through assigned surrogates.
- Assist the PM in determining, estimating, and projecting the Project Schedule; creating different phases, establishing deadlines for project completion and ensure project remains on time and on budget.
- Price drawing revisions and Field Extra Work Tickets, as assigned by the Project Manager(s) or Sr. Project Manager(s). Review all pricings with the Project Manager or Sr. Project Manager and submit to the general contractor or client.
- Maintain the Change Order & Extra Work Logs as well as the Submittal Log for each assigned project.
- Keep all project schedules updated with actual durations for each task as compared to the original, base-line schedule.
- Ensure that the Project Engineer & Superintendents are maintaining and updating the forecasting tool on a daily & weekly basis.
- Review GC Contracts and Scopes of Work contracts; ensure Superintendent & Project Staff understand the afore mentioned.
- Assist with pre-job planning with the project team and KD Leadership.
- Assists the PM, Director, and Executive Director with selecting major vendors and subcontractors including determining the ideal method of construction, sequencing, manpower levels, material quantities, equipment, hoisting, pumping, logistics and staging, site access etc. as required by the project.
- Aid in drafting contracts with vendors and subcontractors with appropriate oversight.
- Ensures that foremen and superintendents understand all subcontracts and purchase orders.
- Assist with written submittals, project reviews, and problem resolution with the general contractor, subcontractors, & suppliers.
- Coordinate, order, and ensure the timely delivery, of materials such as rebar, shoring, forming, post-tensioning, and general supplies.
- Confer with supervisors to monitor and document construction progress. Maintains project schedule; plans, and monitors and reviews critical path dates and milestone schedules.
- Monitors subcontractor schedule of values and monitor/control costs of project throughout its duration.
- Analyze, manage, and mitigate risks within the day-to-day operations of construction, and well as relations with the client, employees and subcontractors.
- Acts as an interface between KD and the general contractor, subcontractors, and suppliers while maintaining a positive, professional working relationship with all parties.
- Ensures punch lists are generated, executed, and documented by project team.
- Manages Change Orders and Request for Pricings.
- Foresee and forecast potential problems within the project, between GC, Subcontractor and vendors and take the necessary steps to rectify or notify appropriate parties of these issues to protect KD.
- Develop, maintain, update, and execute a 3-Week Look Ahead Schedule inclusive of slab pours, inspections, and major material deliveries (Rebar, PT, Formwork, etc.) in coordination with the Superintendent. Ensure that the 3-Week Look Ahead is shared with the client and KD subcontractors/vendors. Document any deviations from the original planned schedule.
- Proactively identifies, logs, and documents cost and schedule related issues. Ensures that the Superintendent and KD Leadership are kept apprised of such impacts.
- Help collect payment and prepare billings with GC.
- Ensures that all vendors invoices are verified and approved in a timely fashion.
- Provides job progress reporting updates.
- Plan ahead to prevent problems and resolve any emerging ones.
- Performs job close-out and furnishes final cost and labor productions to estimating department.
- Coordinate project activities with activities of government regulatory or other governmental agencies.
- Confirm all formwork delivery counts received and returned with the aid of Superintendent assigned field supervision and labor. Photograph and log all formwork equipment upon arrival or at time of return using Procore.
- Responsible and accountable for the safety of all co-workers and any other incumbent encounters.
- Authorized and obligated to stop work on any task or series of tasks whenever an unsafe condition or situation is anticipated or observed.
- Reports violations of applicable laws, regulations or Company policies and procedures promptly, and is subject to appropriate disciplinary action (including dismissal) for failure to do so.
- Performs other related administrative and technical duties that may be assigned or requested by immediate supervision (such as certification training, safety training, procedure review, etc.).
EDUCATION & EXPERIENCE:
- Bachelor’s Degree in Engineering or Construction Management, or equivalent experienced as determined by KD Leadership, is required.
- Minimum 1-year work experience in Construction Management, preferably as a Project Engineer with a Concrete Construction firm.
- Supervisor or Manager experience a plus.
- Knowledge of building products, construction details and standards.
- Ability to read construction plans.
- Must be able to perform in high-stress situations.
- Must have the ability to use judgement and discretion when making decisions in the absence of a supervisor.
- Ability to meet deadlines in a fast-paced ever changing environment.
- Must have a relatively high level of analytical ability for project efficiency.
- Ability to interact and communicate effectively with others.
- Excellent computer skills including Microsoft Office; MS Project and Procore preferred.
PHYSICAL / MENTAL REQUIREMENTS:
The incumbent must be able to perform the essential functions of the job with or without reasonable workplace accommodation.
The individual must also be able to wear and properly utilize appropriate personal protective equipment, if required to work or visit the jobsite. This may include hard hat, safety glasses, respirators, ear plugs, steel-toed shoes, personal flotation devices, or other equipment as required by the work performed and location the work is being done.
The incumbent must possess the ability to remain calm during emergencies and respond appropriately as dictated by the circumstances of the incident and as directed by the Safety Representative or other management personnel. Must be capable of evacuating the work area in a timely manner, should an emergency situation arise.
In addition, the employee must occasionally lift and/or move up to 20 pounds.
